CHALLENGE

Otia Tuta is the name of the host property for this development. It is an incredibly sensitive site as Otia Tuta is a Grade II Listed building in the heart of Sevenoaks accessed from a prestigious private road.

We were contacted by our client, who had bought the site with consented planning permission for two houses in the front garden. We were tasked with redesigning the existing permission, which failed to make the most of the site, nor did it complement its Arts & Crafts style surroundings.

RESPONSE

We were informed by our client that the houses needed to be redesigned to achieve a minimum size of 4000 sqft. The size of the dwellings was crucial to generate enough return for the development to be financially viable. We completed a feasibility study to explore the space allocation, and a positive pre-application confirmed the project was possible.

We entered the detailed design phase and drew reference from the host dwelling, which boasted exquisite detailing and an understated material pallet. The two dwellings are constructed over three floors and consist of six bedrooms; amazing open-plan living space with separate sitting rooms, study and dining room.
