Nine apartments and a townhouse fit inside this building.
There isn’t a single visible extension.
The Royal Oak in Sevenoaks was designed to accommodate everything the brief asked for — nine homes, a self-contained townhouse, contemporary living space, modern services — without adding new volume to a Grade II listed shell.
That’s the harder route.
New volume is often the simpler answer on a residential brief.
It gives you space, it gives you flexibility, and on an unlisted building it’s usually the sensible move.
On a listed building, it’s almost always the wrong one.
Working inside the existing envelope means every square metre is fought for.
Layouts flex around original features.
Services thread through structural constraints.
Nothing gets added that the building can’t already accommodate, this is the result.

Jokes aside… you may assume this is the wrong moment to ask about interiors.
It’s actually one of the best.
When interior design waits until the builders leave, the interiors have to work around decisions that were made without them.
We run the two together from the early stages, so the palette, the materials and the architecture are designed as one thing, not layered on top of each other.
So when a client asks about colour palettes while standing in an unplastered shell, that’s not getting ahead of the project.
That’s the project working.

Features that were still there, under everything else.
The restoration was less about adding new detail and more about finding what was already in the building and letting it be itself again.

We’re not the right architects for everyone.
Every project asks something different, and part of our job at the first meeting is an honest conversation about fit.
Clients get the most from working with us when they want to be involved in the thinking, when the brief matters as much as the finished photographs, and when there’s room in the programme to do each stage properly.
