Grade II listed. Derelict for years. Once nearly lost.
The Royal Oak in Sevenoaks had been a town landmark in its day hosting royalty and celebrities before sitting empty long enough that its future looked uncertain.
Our brief was to bring it back: nine apartments and a separate dwelling carved into the late Georgian shell, without flattening what made the building worth saving in the first place.
The grand entrance hall and staircase have been restored.
High ceilings and original mouldings carry through every floor.
The contemporary finishes sit alongside the heritage detail rather than on top of it.
Listed work asks you to design twice once for how people will live now, once for what the building has always been.
Both have to be right 👌🏽

This is precisely why we don’t rush.
A better result comes from taking time early.
Before drawings go too far, before anyone is on site, before momentum starts making decisions for everyone.
We test the layout before committing to it.
We agree budget priorities with the client while there’s still room to shape them.
We coordinate key details before work starts on site.
We confirm planning constraints before they become problems.
Fewer changes later.
Fewer re-quotes.
A programme that holds.
The work we do in the first few weeks of a project rarely shows up in the final photographs.
It shows up in everything that didn’t go wrong.
Good work only lands when design intent and delivery stay aligned all the way through.

POV: You built your secret bar 👀
You open the hidden door from the lounge and step into a space designed for the end of the week.
Walnut panelling, bespoke joinery, integrated storage for wine and glassware, and lighting that sets the tone the moment you walk in.
Designed with purpose. Built for life 🍸

Most projects go wrong before the first brick is laid 🧱
You see it when feasibility gets rushed and the budget stays vague.
The build then becomes a stream of changes, re quotes, and compromises.
Here is what reduces risk early 📝
Test feasibility before you fall in love with a layout. Check planning, constraints, access, and build route.
Get budget transparency early. Set a real range and agree priorities. Lock what matters most.
Complete surveys early, measured, services, ecology where needed.
Resolve the layout before you price the build. Stop designing on site.
Coordinate key details before work starts. Protect cost and quality.
If you want a calmer project, spend more time upfront.
It saves time, cost, and stress later.
