The former Royal Oak Hotel on Sevenoaks High Street was built as an inn around 1800, when it was still called the Black Bull.
It was listed Grade II in 1951, and for most of its life it was somewhere people stayed rather than somewhere they lived.
Converting it into six apartments and a townhouse meant starting with what was already there.
The front, with its local stone, flint infill and coupled Doric columns at the porch, is the part of the building Sevenoaks knows.
The work was about making a building designed for overnight guests work as homes people will live in for years.

Most UK houses weren’t built for how we live now.
Small rooms, closed off from each other, each one doing a single job.
That made sense when households used space that way.
It makes less sense now, when what people want is to be in the same room as each other while doing different things.
Breaking those divisions down is most of what we do.
Not adding space for the sake of it, but working out which walls are holding the plan back and what the house can become once they’re gone.

It looks like we’ve wrecked this house. We haven’t.
This one hadn’t been touched in thirty years.
Before anything new could go in, the whole place had to come back to brick, and there’s a reason behind every wall that’s gone.
Some made space for an open-plan ground floor that opens to the garden.
Others made room for the rear and first-floor extensions, and the entrance gallery you walk into first.
Stripping back to nothing looks like destruction. It’s the honest starting point of a full renovation, and it’s the stage that decides everything the finished house depends on.
We’re carrying the build through to completion this Christmas, architecture and interiors under one roof.

Nobody tells you this about working with an architect.
Most of what you’re paying for won’t appear in the finished photos.
The drawings are the visible part.
The part that decides whether the build goes well happens elsewhere.
The two conversations with the planning officer before anything is lodged.
The first meeting where we find out the south-facing wall you wanted glazed will overheat by June.
The site visit where a subcontractor’s material doesn’t match the specification and someone has to say so.
Most people assume the architect’s job ends when planning is approved.
On our projects it runs for the whole build. Regular site visits. Invoice sign-off. Material checks.
Problem-solving in real time when the steelwork doesn’t fit at 7pm on a Tuesday.
Ask our clients years later what mattered most and it’s rarely a design choice. It’s that they weren’t on their own for eighteen months.
The house is the visible part.
Getting to enjoy it, within budget, with your relationships intact, is the invisible part.
Both are the job.
