The Vault
Brief
Originally a car mechanic garage, the building presented significant challenges for conversion into a high-end apartment. Fenlake Developments Ltd tasked us with transforming the commercial unit into a luxurious dwelling, which was no mean feat considering there were issues such as contamination, insufficient natural light, drainage deficiencies, and inadequate thermal performance.
Response
The design needed to respect the planning constraints of the Conservation Area, requiring alterations to the building fabric to be both sympathetic and harmonious with the surrounding context. Following a favourable pre-application review, we obtained planning permission and proceeded with the renovation.
The building was thoroughly stripped to reveal its primary structure. We opted to expose the steelwork, which became a prominent feature within the apartment. Windows were strategically placed to maximize natural light and enhance the feeling of space. The completed apartment features three double bedrooms, a family bathroom, and a spacious open-plan kitchen and living area, all designed to provide a sophisticated and airy living environment.
Since starting my property development journey in 2018, I have relied on Coleman Anderson Architects for all my architectural requirements. They are forthcoming with their planning advice in the pre-purchase phase, and their excellent architectural design and space-making means I can be sure my developments are a success.
The Vault was the biggest challenge we’ve worked on; it had significant planning and construction hurdles to negate; however, when the property went to market, it sold within a month, which is a testament to the design and flow of the apartment.
