Brief

The site featured a detached three-bedroom bungalow set within a generously sized garden. We were commissioned to evaluate the development potential of the site, which faced several constraints, including its location within an Area of Outstanding Natural Beauty, proximity to ancient woodland, and a significant change in site levels. The primary objective for our client was to maximize the gross development value within the shortest possible timeframe.

Response

The new dwellings were strategically positioned to mitigate any potential impact on the ancient woodland. Leveraging the natural slope of the land, the properties were designed to be set into the ground, thereby minimising their visual bulk—a critical consideration for maintaining harmony with neighbouring properties.

While the architectural style of the buildings adhered to traditional forms to complement the local vernacular, the interiors were designed with a modern, open-plan layout and high-end finishes to enhance appeal and optimise return on investment.

The construction utilised prefabricated timber frame technology, which accelerated the project timeline and ensured the homes were highly thermally efficient, aligning with both environmental and economic objectives.
