CHALLENGE

The building was originally a car mechanic garage therefore, when our client Fenlake Developments Ltd, told us they’d like to convert it into a high-end apartment, we were up for the test. The change of use from a garage into a dwelling came with a host of issues, such as; contamination, lack of natural light, drainage problems and poor thermal performance.

RESPONSE

The design of the apartment building had to acknowledge the planning constraints of the Conservation Area. Therefore alterations to the building fabric had to be sympathetic and in-keeping; following a positive pre-application, planning permission was granted, and work could begin. The building was stripped back to reveal its primary structure, and the decision was made to expose the steelwork, making it a key feature within the apartment. The building had windows carefully placed to maximise natural light and enhance the feeling of space within the apartment, which has three double bedrooms, a family bathroom and a spacious open-plan kitchen area.
