CHALLENGE

Following the allocation of the site to the Brownfield Register, we were appointed to transform the derelict site into a high-end residential development. The site was originally a car garage therefore, we knew there were large holding tanks below ground, but due to its proximity to the station and the council’s requirement for housing, the additional cost of removing the tanks was worth pursuing.

RESPONSE

As previously mentioned, the site was considered a Brownfield Site and had been allocated for development by the Local Authority. This meant that, in theory, the development would be supported however, following a lengthy planning process, we finally achieved planning permission for 14 units, all with off-street parking. During the planning phase, we met resistance to the architectural style of dwellings, which are more ‘contemporary’ than the council typically supports. However, to achieve a maximum return from the site, our client wanted the properties to have curb appeal and to stand out from the surrounding brick build terrace houses. Ultimately, after a lengthy planning application of over 12 months, the council agreed to our designs and granted permission.

The site is currently under construction.
